Eric Kurta And Rami Pinchevsky Campaign HQ Gets Signage

Eric Kurta 1st Ward City Council candidate and Rami Pinchevsky who is running for 4th Ward City Council now have their campaign signage up at their campaign HQ at the corner of 1st and Willow. This is the site of the former store Traders of Babylon that relocated recently to 66 Willow in the Neuman Leather building. Stop by and meet the candidates if you happen to be in the neighborhood. Both candidates are running grass-roots style campaign and could use all the help they can get against entrenched incumbents

May look like a nice place but interesting that someone running for political council is renting from someone who has not paid their association fees in over a year. They have left the other owners in turmoil as these crooks are collecting rent from Rami & Kurta.
They are aware of this. What have they done?
So if the owner of my apartment is delinquent in paying his association fees, that means it's up to me to do something about it? Yeah, I don't think so.

You're aware of this, so what are you doing about it?
Funny that you say that you would not do anything about it.... If you were a voter wouldn't you want to hear that their potential representative would say they would look into it? Not..."I don't think so" ????
Does that mean if we vote for you and have an issue..you would say that it is not your problem?
We are starting to handle the situation on our end and have been.

As someone running for office- Easy E- would a concern of yours be to protect home owners in the town of Hoboken? I for one have been an owner for many years and think that this is an issue. For you to dismiss my concern the way that you have, I am not sure if you are the person for the job.
I'm not Eric Kurta and I'm not running for office. I don't have the patience for it.

You didn't answer the question, what are you doing about it? Have you consulted a lawyer? Theresa Castallano is your representative in the 1st ward so what does she have to say about it?

Have you even asked Eric Kurta about your problem in person? He's a pretty nice guy, and I am sure if there was something he could do about it, he would. Otherwise it sounds like it's a civil matter for the courts if the landlord is stiffing you all on the fees he owes.

This does look very nice. I'm very sorry that Trader's left though. 66 Willows sounds like the last address in a death spiral. The owner's of ToB are very, very nice. I had them repair a few items of jewelery for me, and I bought some stuff there as well. They have an awesome Green Lantern Tshirt too!
Theresa Castallano has been made aware & she is helping us out. She is a good woman. We do have a lawyer & have started the process.

The point is that Kurta is aware. He still rents from them.
He is a potential political figure.
He has disregarded it as a "personal matter".
Is he going to hold his position as a person who only handles things that he is interested in & not what we need? Homeowners need to have someone who support the people of Hoboken.
I will again say that he should be concerned with homeowners of Hoboken and should look into it & has not.

We can be sure that when Mr Kurta is elected, you and your friend Ms Castellano will be criticizing him for spending time looking into non-council issues and giving the constituency inadequate attention.

The point of my comment was that I wanted to know that a council member would be willing to stand by and attempt to assist a resident/voter. Maybe this is a non-council issue at this point but it does affect many residents in Hoboken. I personally do not know Ms Castellano. I do know her politics and believe that she cares. A resident in our building has contacted her about this and she is looking into what she can do.
Politics of this election aside. Wouldn't it be nice to have someone who would at least listen and not blow it off.
Okay. I understand your point and will respond that in the present, Mr Kurta is a private citizen seeking office and Ms Castellano is an officeholder. In your account Ms Castellano "will look into it", without giving specifics. What does that mean since this is a private matter of contract law between a condominium association and one of it's members, which is in no way impacted by actions of the City Council? Is she going to disingenuously approach the unit owner and give them "a stern talking to" as a council member since they are renting to a political opponent of hers? Or is she simply giving you lip service? I think the latter.

Let us also hear the unit owner's side of the story, maybe they have cause to withhold the fees. They certainly have the right to be heard and negotiate their position on a level playing field. However, let me assert that it is my hope that justice is done in this instance, and also hope if the (your) association is legally owed fees, they receive every penny due, and have available to them every legal remedy to collect same. I however believe there is no overlap of these matters into the tenant in question's rights or liabilities.

IMO there is nothing either Ms Castellano or Mr Kurta can do about this contract matter, yet it seems one was up front about that reality and gave you the skinny and the other told you what you wanted to hear to make you feel better. Did Ms Castellano mention that or is she perhaps unfamiliar with contract law? Both of them will deliver the same results in your matter, one is just be honest and pragmatic about it, the other a politician. I don't think either of them can do much of anything. So, maybe I am wrong, please explain your statement, how is Ms Castellano "helping (us) out"?
The tenants are not responsible for the condo fees, the landlord is. And if you hope to get your fees from the tenant, the only way you can do that is foreclose for unpaid fees against the LANDLORD, take possession of the property and get your unpaid fees back from the tenant in the form of their rent check.
Or if I recall I think our condo association has something in the bylaws that states we can recover the fees from the tennant if the landlord is dilinquent.
But not w/o some sort of court order directing the tenant to pay you their rent payments instead of the landlord. You can't just hit them up for condo fees and also expect them to pay the rent on top of that. Doesn't work that way.

No one who sees Terry at council meetings talking way down to anyone who isn't a born and raised thinks she is nice
